Every roof has a clock on it. How long yours runs depends on the shingle, the install, and the weather it takes here. In New Jersey and Pennsylvania, that weather asks a lot of a roof.
The short answer
An asphalt shingle roof in our area typically lasts 15 to 30 years. The range is wide because not all shingles are equal. A basic 3-tab shingle runs 15 to 20 years. An architectural shingle runs 20 to 30. We break the two down in our post on architectural vs. 3-tab shingles.
Other materials last longer. Metal and slate can run for decades beyond asphalt. They also cost more up front. Most homes here run asphalt because it balances price and life well.
What our climate does to a roof
New Jersey and Pennsylvania put a roof through the full range. Humid summers, freezing winters, and everything between. That variety is hard on shingles.
- Summer heat and UV dry out shingles and make them brittle
- Freeze-thaw cycles in winter crack flashing and loosen seams
- Ice dams push water back up under the shingles
- Summer storms bring wind and hail that shorten the life all at once
Each of these takes a little off the top. Together, they explain why a roof rated for 30 years does not always make it that far.
What shortens a roof early
The biggest factor you can control is airflow. A hot, poorly vented attic bakes the roof from below and ages it fast. Good ridge vents and attic airflow lets that heat out and adds years. Skipping it is one of the most common reasons a roof fails early.
Poor installation is the other big one. Shingles that were not laid right, or flashing that was not sealed properly, will not last no matter the rating on the box. That is why the crew matters as much as the material.
How to get every year out of it
A roof lasts longer when you look after it. A few habits go a long way:
- Have it inspected after major storms
- Keep the gutters clear so water drains off the edge
- Fix small leaks before they spread
- Make sure the attic breathes
