It is one of the most common questions we hear. Do I fix this roof, or is it time for a new one? The honest answer depends on your roof, not a rule of thumb. A few things make the decision clearer.
Start with the age
Age is the first thing to weigh. An asphalt shingle roof in our climate usually lasts 15 to 30 years, depending on the shingle. A 3-tab shingle lands on the shorter end. A roof under 15 years old is often worth repairing. A roof past 20 with real damage is usually closer to replacement. The number is not a hard line, but it points you in a direction.
Look at how much is affected
A repair makes sense when the damage is contained. A few missing shingles, a leak around a vent, or a small area of storm damage can be fixed without touching the rest of the roof.
Replacement makes more sense when the damage is spread out. As a general guide, when more than about a third of the roof is affected, patching it becomes throwing good money after bad. Repeated repairs on the same roof are another sign it is time.
Watch for the warning signs
Some signals point toward replacement more than repair:
- Widespread granule loss and bald shingles
- Shingles curling or cracking across the whole roof
- Sagging anywhere on the roofline
- Daylight or moisture in the attic
- A leak that keeps coming back after repairs

What it costs in NJ and PA
Cost drives a lot of these decisions, so here are real 2026 ranges for our area. A minor repair often runs a few hundred dollars. A moderate repair lands in the mid hundreds to low thousands. A full architectural shingle replacement on an average home in New Jersey and eastern Pennsylvania generally falls between roughly $14,000 and $22,000, depending on the size of the roof, the pitch, and the material.
A cheap repair on a roof that is failing anyway is money wasted. A full replacement on a roof with years left in it is money spent early. The right call is the one that fits where your roof actually is.
There is a middle option
